Hello Residents of The Shores,
Our community has been changing these past several months. We have many new residents and we welcome them. We have been planning to make some long overdue changes to the community starting with landscaping. I will update you on what has been done and what is on the schedule going forward.
The community voted to pave the pool decking. In addition, the fencing will be replaced. We will meet with the contractors and confirm the date when this project will be started and we will notify the community. Keep in mind that we are at the contractor's mercy. There isn't any wiggle room with dates. We have to take what they give us.
The landscaping on the Santa Barbara and Radio Rd. Entrances have been updated as well as in front of the clubhouse. We will continue to improve our landscaping as we move forward.
The pool furniture has been ordered and we should be receiving it by the end of June. The distributor will hold it for us at no cost until we request it to be delivered. We want to coordinate the delivery when the pavers and the fencing are completed.
The entire clubhouse will be closed, with the exception of the Gym, (but you can only enter from the outside through the locker rooms, do not attempt to enter through the lobby), from Monday June 13th until Friday June 17th. The removal and installation of the rugs will start. If this date changes, we will notify you.
Fountain behind the pool - The fountain behind the pool is out of service. It will be replaced by the middle of June. We are sorry for the inconvenience. Our fountains are a large part of the charm here at the Shores. We are working diligently to get it up and running.
Billiards room - Because of the abuse to the equipment in this room we will no longer provide q-sticks or ping-pong paddles and balls. The residents will have to supply their own.
Bocce and Tennis Courts - These facilities are to be used as stated by the name. No other activities should take place on these courts. If we continue to see abuse of these courts, we will have to restrict the entry going forward. The Bocce balls are to be used only on the Bocce Court. Not thrown on the court or onto the concrete. Once again if this continues the balls will be locked in the closet and should you want to play, they will have to be signed out.
Lakes - Our lakes have been stocked with Carp and it seems to be effective. We will keep you informed as we progress.
Raccoons, Cats, Ducks etc. - The trapper has trapped a large number of problem raccoons.
However, we have another trapper in the community. The Coyote. This predator has caught several ducks and numerous Ferral cats. If you have a cat that is an outside cat, I suggest you take them in. This is why we should NOT feed the wild like.

HOUSE KEEPING
Anyone under the age of 16 is not permitted in the clubhouse without and adult.
There is no eating or drinking past the overhang/canopy of the pool. This also means no eating or drinking in the pool.
If you choose to listen to music around the pool, use head sets and respect the individuals around you. Loud music is not permitted.

Hello, residents of The Shores & The Preserves, As you are all aware the annual meeting was held on March 21st and the election results of two open MHOA director seats were awarded to Tony Vaccarino and Linda Myron. I thank them both for their service to our community once again. The new board then held the organizational meeting to appoint the officers. This year we again had some changes as can often happen when people leave or join the board. The officers are as follows. President-Matt DiFabio, Vice President-Tony Vaccarino, Secretary-Angela Mariani, and Treasurer-Rich Vinton. We all look forward to a productive year for our community. Over the past year, there have been times of less than harmonious times, and I hope for that to change. Social media platforms of individuals sharing often misinformation, or sharing what would typically be private email conversations amongst board members of preliminary thoughts on topics has created a divide among some. As you know any final decisions or votes are only permitted at open board meetings and not through email. I am hoping that when you want factual information you contact our management company, or our official email blasts and the website. In the last 12 months, many great improvements to our community were accomplished. We completed the pool renovation project. We sealed our roads to keep them looking new and protecting them. We completed the desperately needed irrigation upgrade that kept our landscaping looking great throughout a very hot and minimal rainy season! We replaced our very old audio/video equipment with a modernized Sonos solution. These are just some of the accomplishments while maintaining everything else that The Shores requires weekly. I would also like to thank the social committee for a season packed with outstanding events. They were very well attended. The ACC committee did another year of great work processing all of the applications for modification forms. The lake committee worked to ensure our lakes were in fabulous condition all year long. Fortunately, there was not much need for the appeals committee to meet. That is always a good thing and shows that the process of enforcing our community documents is done properly. We are thankful to everyone for volunteering to keep the place running smoothly. Finally, I would also like to thank Kevin Frost kevin@anchormanagers.com, and the entire staff at Anchor Associates. They truly care about our community, and it shows! I would remind everyone that they are the licensed community association managers who serve us. Kevin should always be the first person to reach out to when you encounter a problem or have a question. He is the manager of The Shores. You can always reach a live person when you call Anchor to assist if Kevin is busy. They also have a 24/7 answering service that will be prompt in responding back to any Emergency issue. Anything that requires board input or approval they will reach out to us for what they need. Also, if you are not registered and using the owner’s portal that can be accessed on Anchor’s website please do so. It is the most informative resource there is. Hello residents of The Shores & The Preserve, I hope all of you are having a wonderful summer. It has been hot, and very wet here. Unlike last year we have had a great deal of rain. The lake got very high, but has since receded. The lake growth from all the rain is being treated and managed. If you see the fountains off, it is because we do not want to let the weeds clog them up. That creates damage and expense to them. Once the growth is controlled, we will turn them back on. We also gave the playground a fresh look. It was deep cleaned, treated for rust, primed, and then painted blue. It looks brand new! We were able to remove old rusted pieces that the climbing wall was attached to. New anchors were welded into place and the wall was saved and back in place for the children’s enjoyment.
We have sent out two proxy votes for your consideration. -The first is slightly altered verbiage regarding the ACC procedure. Our attorney pointed out two different sections that can be interpreted differently. It was her recommendation to clean those sections up so that it is crystal clear. These changes were written by our attorney.
-The second proxy is to vote on whether to install all new hurricane windows and doors in our clubhouse. The clubhouse is our biggest asset and the base of all of our recreational and social activities. Keeping the building protected, gaining greater energy efficiency, and updating is important to keep The Shores as beautiful as it is. When a community fails to update its assets over time, eventually a situation arises where action has to be taken. The costs tend to be a great deal more. New windows and doors will also keep us insurable, and we will likely receive a rate reduction next year. The windows will all be grid free. This will improve the view outside to our beautiful pool, lake, and fountain. This project will cost $175,000.00 and would be funded by using a few of our reserve accounts. We will still have a reserves balance of over $1million. These reserve accounts will immediately begin replenishing with our standard monthly fees that we pay. We are a very financially sound community! This is because we spend money wisely to keep our community up to date. The Shores is very attractive to buyers, and our home values have significantly increased! The board unanimously voted to select the vendor quote of choice, the reserves that will be used to fund it, and decided to send a proxy vote to the members. Remember that us board members are investing our money in this project just like all of you. If passed there will be no assessment, nor will your monthly fees increase next year as a result. I believe this is an important investment and hope you agree!
